What's the Difference Between a Short Sale and a Foreclosure?

A Short Sale is where the owner still has ownership of their property however the owe more than the property is worth. In this case, they are attempting to negotiate a short payoff amount for their property. These types of transactions can take weeks to process and are not guaranteed to go through but can be very rewarding for the right buyer.

What makes buying a Foreclosure different than from a Private Seller?

A Foreclosure home will not come with any type of property disclosure unlike from a Private Seller. When buying a Foreclosure, you will be granted a 7-10 day inspection period however in most cases the property is sold as is unless the bank feels it is in there best interest to address a certain issue, mainly something that would effect financing or the safety of the future owner.
